The following is a general list of how I will market your home.  Keep in mind, in addition to this list there are some items that are omitted that will be specific to your property. There are other items that are added that are special to marketing your home. I will amend these items when I do your personal market analysis for your home:  

1.     I advertise your home on the internet.  I utilize both my personal and the Long Realty websites.  Mine are www.DonnaAnderson.com, www.CatalinaFoothillsHomes.com, and www.TucsonHomeSite.com. The Long Realty website is: http://donnaa.longrealty.com.  If your house is located in Sabino Mountain, I will advertise it on another website I have:  www.SabinoMountainHomes.com. Also, your listing is featured on more than 900 websites - including Tucson.com, Realtor.com and Treb.com (The Real Estate Book). The Long Reality website has over 190,000 hits per month. When your property is listed with Long Realty it is displayed with it's own internet address, detailed property information., multiple photo capability, school information, tax assessors information., mapping, deviations and much more.

2.    A professional brochure is compiled with photos, feature pages outlining the important features of your home, a floorplan (if you have one or we can have one made up),  a plat and  community information.  We will discuss if your want to add school information.

3.     A professional sign is put in front of your home with a brochure box.  I prefer to use the largest sign that your community allows; this would be on a large post, versus being hammered into the ground. You want your property to stand out! 

4.     I call all real estate agents that show your home for feedback.  That feedback response is given to you, so that you are constantly updated on how buyers and real estate agents find your home— their opinion on price and condition is reviewed.  If the purchaser is interested in another home, I probe to find the reasons why your home was not preferred. More importantly, if the agent has Buyers who are interested in your home I encourage the agent to write an offer.

5.     I am constantly updating the real estate market to make sure yours is priced right.  If a new listing in your neighborhood comes on the market, I preview it to see how it compares to yours and report back to you on my finding.  

6.     Although  Long properties are multiple-listed, we sell many of our own listings within our office.  Long Realty sells more homes in Tucson than any other real estate company! Long Realty had 37.6 % of the Tucson market share in 2003; in houses selling for more than $600,000, Long had 58.5% of the market share. The networking within our office often sells our homes immediately.  If I know I am going to list your home ahead of time, I tell my fellow agents about your property so that if they have Buyers interested in that price range, they can show it to them as soon as it comes on the market.  Shortly after your house is listed for sale, our office (with over 150 agents) tours your home.  Familiarity breeds success! 

7.     I advertise in The Tucson Citizen, the Arizona Daily Star, Home Buyers Guide of Southern Arizona, only to mention a few. The Home Buyers Guide is South Arizona's only complete publication sorted by area and price. This  distinctive publication will feature your home in every issue. There are many advertising resources to use to market your home; it is important to target the people that are most likely to purchase your home.

8. Long Realty has a vast relocation network. We join with 700 major companies around the country to create a consumer-friendly home search program called "RELOC National Home Search". Consumers in most areas of the country can easily access the Long Realty website through their home broker's website. They will be able to easily view your home listing. Seven of the most recognized broker members of the RELOC network generate more than 15 million visits per month.

9.  Buyers are able to contact me on-line to schedule a viewing of your home.  This is in addition to the conventional ways of seeing your home which include calling me directly or calling their previously chosen area real estate agent. The easier Buyers can view your home, the quicker it will sell.

10. I send postcards to the neighborhood to let them know your house is listed. Often-times present residents know of someone who would like to live in your neighborhood.

11. Your property will have a virtual tour with five 360 degree panoramic shots. Virtual tours encourage Buyers to click through to obtain more information on your home.

12. I will send a descriptive flier to Tucson realtors in offices most likely to sell your home.

13. Most importantly, my many years of selling homes gives me the expertise to recommend low cost improvements that can yield a significantly higher sales price.

Keep in mind there is more to selling a home than getting the Buyer to sign a contract.  Only half the work is completed at this time.  My follow-up is excellent.  I am very detail-oriented.  I negotiate home inspection items  with expertise.  I meet the appraiser revealing my in-depth knowledge of your property and the surrounding neighborhood, preparing him/her with the brochure and comparables making the job of the appraiser easy.  I remind the Buyers' agent of the necessity to have a termite inspection done if the lender requires it; I follow up with the lender to make sure the Buyer is fulfilling his obligations so the loan  will be approved as soon as possible.  I make sure the resale and community documents are given to the Buyer; I coordinate with the Sellers,  the escrow company and the Community Association to obtain these important documents .  I review the closing sheet to check that it accurately reflects the contract.  We want no unexpected charges to the Seller.  

It is important that you have a very experienced real estate agent review the contract and negotiate for you.  This ensures that the terms are the most favorable to you.  Not all agents are created equal!  Negotiating well is a talent and takes time to develop.  Let my over 20 years experience selling in real estate markets that are slow, progressing or fast paced, work for you!
