 June 05:

  • If you find the North Tucson seems very expensive and you want a home that has the ambience of the Catalina Foothills area, look at Northeast Tucson in the 85750 zip code. This area, which is located close to Sabino Canyon, is very beautiful and many properties have mountain and city views! The elementary school for NE Tucson in this zip code is Fruchthendler and the school scores rival District 16. You can save over 20% buying a home here.
     

  • If you are thinking of renting in the beautiful Catalina Foothills area, be careful! Many apartment complex owners are taking advantage of the hot real estate market, and are converting into condominiums. So your stay could be short and you could have to move out in the very near future. It is a much better investment to purchase. The home price you find today is likely to be much higher a year from now, since there are no signs of this hot real estate market dying down! Call me to check out Tucson properties for sale.
     

  • High prices in North and Northeast Tucson getting you down?
    Check out East Tucson where prices are much more affordable.
    Some houses have mountain views, too.

  • Looking for a fairly new single family home under $350,000, in the Foothills, and in District 16 school district? There are a few pockets where this needle in a haystack exists.
     

  • Call me and I will be happy to show you one of these rare gems! It won’t be long before homes in the Foothills in this price range go into extinction!
     

  • Looking for a way to find affordable housing in a prestigious area of Tucson? 2 Bedroom condos at La Paloma are priced in the $240,000s and 2 bedroom condos at Canyon View at Ventana are priced from the $220,000s; additionally, you can get a 1 bedroom condo at Canyon View for $155,000.
     

  • These prices will certainly go up quickly, so if you want to call one of these prestigious addresses your home, don’t wait too long!  Call me if you want me to let you know when one becomes available. Both are located in the most beautiful areas of North Tucson.
     

  • Looking for a new home? There are new homes ranging from 1,200-,2000 square feet in NW Pima County that are priced from the $320s – low $400s.
     

  • The specific areas where you can find these new homes are Rancho Vistoso, other areas of Oro Valley, and Marana.  Some of the builders you will find there are Pulte, Canoa and Richmond American.  The schools usually have above-average scores, which is an added bonus!
     

August 05

  • While some investors may shy away from the Tucson market for investing, they may be missing a great opportunity! Although many rentals will bring you a negative cash flow, the appreciation that you gain when you sell is vast! If you pick the right property to invest in, you can expect up to 30% appreciation rate this year! There are no signs of the market slowing down in Tucson! Call me for further information. September 05

  • Now is the best time to purchase in Tucson. The snowbirds arrive in droves in November and December. Why compete with the masses by putting off your Tucson home search? When the temperatures decline, the number of sales heats up!
     

  • A smart idea for investors would be to purchase a single family home in the foothills with a great mountain and/ or city view. This house should be less than $600,000, and could be dated. Rent it for a year or two and then sell it to someone who wants to tear-it down and build a new home, or do so yourself.  There are still some amazing sites with houses listed for less than $600,000 that offer so much potential for a future rebuild.  Call Donna to explore this great investment opportunity.
     

October 05

  • There are still some pockets of housing in Tucson that are under-priced. Examples are the patio homes at LaPaloma, which are around 1600 square feet and are only a few years old. Recently three have sold in the $425,000 price range.  They are located on a golf course, in a gated community, and in District 16 school district, which has the highest school scores.  These 3 bedroom, 2 bath homes have many upgrades and most have excellent views. These houses are perfect for the investor or the snowbird.  These prices can only appreciate quickly!
     

  • When selling your home, it is best to price it at fair market value.  If you over-price it, many buyers may not be interested, and your house will take longer to sell.  The information that is given to the Buyers states how many days your home has been for sale. Presently, the average house stays on the market for only 30 days, so if it does not sell fairly quickly, it becomes stagnant. Let me help you determine the best price to list your home to ensure the final highest price possible.


November 05

  • Most houses need some staging to optimize the highest sales price.  Many times all this means is renting a storage space and removing some excess furniture that makes the house look smaller.  There should be no items on top of your refrigerator and no magnets on front; usually the only items on the kitchen counter should be the ones you often use.  Additionally, the house should be as clean as possible.  The exterior should offer curb-appeal; trim those bushes; paint the front door or add new door hardware as needed.  Small changes can really mean more cash in your pocket.  When selling your home, call me for tips on how to stage your house to optimize its value.


December 05

  • The real estate market in Tucson has stabilized, but is still at “Sellers Market”.  Therefore, if you see a house you like, do not hesitate to write your best offer.  Most houses are still selling for full price and sometimes over-full price. Home prices will continue to go up since so many flock to Tucson, finding it a gorgeous place to live. 
     

  • Rents in the Catalina Foothills and Sabino Canyon area are likely to rise in 2006 since so many apartments are converting from apartments to condominiums.  Rents have traditionally been lower than many parts of the country, but this trend will probably not continue as the demand for apartments increases as the supply is lowered.  2006 is a great year to purchase in Tucson, especially for those snowbirds who have been renting every Winter.
     

  • If you are going to turn your 1031 exchange investment property into your own personal property to avoid paying capital gains because of the 250K (single) 500K (married) exemption, be aware that the new tax law requires you to own this original investment property for 5 years before you sell it, in order to utilize the tax exemption.  Consult your tax accountant for further details.
